Tenants: Letting a Property

Concept will be pleased to give you advice and guidance on areas, properties and the protocols of renting a home. The majority of the properties we look after are occupied at any given time, so please bear in mind that we need to give tenants at least 24 hours notice in writing when arranging viewings viewings are normally carried out during office hours.

After deciding on the property you would like to rent, you will be asked to complete an application form and pay a holding fee. Once Concept receive both of these from you the property is reserved for you. Please note: the information you supply on the form is passed to an independent specialist agency, who run credit checks and take up references. (If you are declined for any reason we are not obliged to notify you of the reasons for non acceptance).

Once these checks have been completed, we’ll arrange a moving-in date with you. Prior to moving in, normally 7 days, you’ll be given a draft tenancy agreement to read and sign, along with an invoice for the first month’s rent; deposit and our agency fee. We will require the signed tenancy agreement and payment before you move into the property.

To help you settle in to your home, a member of our staff will meet you at the property and show you where the meters and fuse box are and how to operate the heating system, hot water and cooker, plus answer any other questions you may have. They will also run through an inventory with you describing the contents and condition of the property and you’ll be asked to sign a copy. For peace of mind, all our landlords are required to carry out annual gas safety checks and electrical PAT tests.

Concept actively encourage our landlords to keep their properties maintained in good condition. We also expect our tenants to keep the property clean, tidy and in good order. We carry out tenant property inspections every three months and we will let you know when an inspection is to take place. If it’s inconvenient for you to attend, we hold a spare key. It’s vital that tenants in occupation tell us as soon as possible if any maintenance is needed. By doing this we can make sure that minor defects don’t become major problems and at the same time your enjoyment of the property will be ensured.
